We were unable to view this property on the inside due to access issues. However, we have taken a drive around the area, viewed the property from the outside and run the numbers accordingly. The property is due to hit the market in two weeks. Our preference is still Edward Street, however, this property does offer value given the block size and entry price. We would need to view the property internally to be able to provide a full debrief and next steps. The property will sit at the top end of your budget.

This property was viewed purely to get a feel for renovated properties in the area. We have noticed that any renovated property attracts extremely large open home crowds. There is a real lack of supply for renovated properties, but an extremely high demand - creating strong sale prices. This gives us great confidence that the valuation on Edward Street post renovation will be very favourable given the comps we can use.

The finishes were 5-star and the quality is perfect. We were the 1st to view this property so the agent was unsure of the value and quoted low 500's. From our valuation, this will push the high 500's given the demand for renovated properties.

We love this property! It ticks all the boxes, in a really nice street accompanied by a very smart renovation. Since we initially viewed the property the guide price was up at $520,000. We know this is borderline, but were prepared to present it in the mix as a really safe option, but at the limit of you borrowing capacity. However, over the last week in our discussions, the guide price has moved to $550,000 and it will go to auction. A hotly contested one at that. Nice, but out of reach..

This property was really well presented and recently renovated for sale (could still smell the paint). The owner had tenants in the property previously and renovated the property once they moved out for sale including the new deck. It felt very bright, functional and a really simple investment property opportunity. Simply, we feel there's not much you can pull out of this property in terms of future growth. We believe there is better value elsewhere and would prefer to not proceed here.
